Commercial & Multifamily Energy Auditing:

Now more than ever it is important for a company to keep operational expenses to a minimum.  Reducing energy costs is one of the first ways that a company can control operational expenses.

How does a company determine what are the best energy conservation measures for their facilities?  The first step is to conduct a comprehensive energy audit.  Energy Audits are performed at several different levels of effort each with a different intended outcome.

BEPA Benchmark – The Building Energy Performance Assessment (BEPA) follows the ASTM E2797 Standard.  The BEPA analysis standardizes the collection and reporting of energy consumption information for a building involved in a real estate transaction.  BEPA assessments can also be used to meet compliance with regulatory energy requirements.

ASHRAE Level 1: Walkthrough and Preliminary Energy Use AnalysisThe ASHRAE Level 1 Energy Audit is usually the first step for any building owner to assess energy use in their facility.  The Level 1 audit involves a site visit and interviews with knowledgeable site contacts, a review of facility utility bills with the purpose of identifying low and no-cost energy conservation measures (ECMs) and identifying areas for further study in a more comprehensive audit.  Potential corrective actions are described, and preliminary estimates of implementation costs and payback periods are provided.

 ASHRAE Level 2: Energy Simulation and Analysis –A Level 2 audit builds upon the preliminary ASHRAE Level 1 report and also includes more detailed energy calculations and financial analysis of proposed ECMs.  Energy bills are collected for a 3 year period to fully evaluate the facility’s energy use characteristics and utility billing structures. This type of audit identifies all appropriate ECMs for the building given its operating parameters, goals of the building owner, and criteria for acceptable investment payback.

Energy Star Certification:

The EPA’s Energy Star Portfolio Manager is a tool that allows building owners to manage energy consumption and compare energy use among similar buildings.

Entering your building in the Energy Start Portfolio Manager and generating an Energy Star score are the steps necessary to achieve an Energy Star Certification for your building.  Let NAC’s energy professionals assist you with achieving an Energy Star Certification for your facility.

Energy Modeling:

Thermal Imaging:

Thermal imaging testing is a powerful and highly accurate diagnostic tool for uncovering issues in building systems and structures, including water intrusion, missing or incomplete insulation, electrical circuit overloads, electrical malfunctions, and building construction defects.  NAC has the experience in thermal imaging to develop and execute a cost-effective thermal imaging project to meet your needs.

Building owners and property managers use our thermal imaging surveys to evaluate and protect their real estate investments. Thermal imaging survey inspection can detect small problems before they escalate to major liability issues.

NAC uses infrared imaging technology in conjunction with whole building air infiltration testing to help optimize building envelopes for high-performance buildings. By using a thermal imaging camera while pressurizing and depressurizing the building provides information on areas of air infiltration, missing or defective building envelope components, which translates to a more energy efficient building.
