Project Description

4 East Elm is a new-construction boutique 24-story residential building with only 35 condominiums located in the heart of Chicago’s Gold Coast. Sleek and modern, with gracious half- and full-floor residences, 4 East Elm offers homeowners the ultimate urban oasis of luxury and privacy.

NAC was contracted to perform the commercial blower door testing in accordance with the provisions of the LEED IEQ Prerequisite 2 protocols including; ASTM Section E 779-03, “Standard Test Method for Determining Air Leakage Rate by “Fan Pressurization”.

The objective of the Blower Door Testing was to measure air-leakage rates to determine compliance with LEED Environmental tobacco smoke protocols.

The 4 East Elm project was developed by Chicago-based Convexity Properties.  Convexity is an affiliate of DRW Real Estate Investments, the real estate arm of DRW Holdings. Convexity and DRW Real Estate Investments have successfully developed and recapitalized a number of high-profile retail, residential and hotel properties both in Chicago and throughout the United States.  The project Architect was SCB Architects based in Chicago and constructed by Leopardo Construction based in Hoffman Estates, Illinois.
