Property Condition Assessment

Natura Architectural Consulting provides thorough Property Condition Assessments (PCAs) in accordance with the current ASTM E2018 guidelines and government agency reports (HUD, Freddie Mac, and Fannie Mae). A Property Condition Assessment is a physical inspection of the interior and exterior of a building.  The mechanical and structural systems are also inspected to determine deficiencies.

The purpose of a Property Condition Assessment is to observe and report, to the extent feasible, on the current physical condition of a property and associated ancillary structures. The assessment also provides recommendations and opinions of probable costs to remedy physical deficiencies.  This can assist the user in developing a general understanding of the current physical condition of the subject property.  Property Condition Assessments  are often used when purchasing a property to determine the costs of upgrades or renovations that are potentially needed.  The assessment can also be used as a negotiation tool when buying a property.

NAC offers opinions as to when a system or component will most probably necessitate replacement based upon property observations, research and judgment, and referencing Expected Useful Life (EUL) tables from various industry sources such as R.S. Means, Marshall & Swift, and the Construction Specialties Institute (CSI).

Hazardous Material Testing

Although Hazardous Material Testing is not a typical scope of work in a PCA, it can be determined if testing needs to be addressed. A licensed inspector is required for testing Hazardous Materials such as Asbestos, Lead-Based Paint and Radon.

Planning Tool

The PCA can be used as a facility planning tool and establish a preventative maintenance program. Budgets can be prepared through the evaluation of a building and its systems. Money saving measures can also be determined through the process. Building owners and lenders can benefit greatly by performing a PCA prior to purchasing or renovating a property.
